What Crawl Space Encapsulation Costs in Chattanooga

Nobody can price a crawl space they haven't crawled. What we can do is show the ranges national cost guides publish, name where each figure comes from, and explain what pushes a Chattanooga job up or down.

This Old House's 2026 cost guide puts a full crawl space encapsulation at $1,500 to $15,000, averaging close to $5,500, or $3 to $7 per square foot. A dehumidifier for the crawl, wired in, runs $800 to $2,000, and a vapor barrier alone $1,500 to $4,000 (Fixr, 2025). These are typical national ranges, not a Chattanooga quote.

What moves a Chattanooga job up or down

  • Floor area. Every extra square foot means more plastic, more tape and more time on your knees. This Old House's 2026 guide puts a basic job at $3 to $7 a square foot, about $10 where moisture is heavy, and $3,000 to $7,000 for a 1,000-square-foot crawl.
  • Water. A crawl that puddles after storms needs drainage, and maybe a sump, before it can be sealed. That is usually the step from the low end of the range toward the middle.
  • The age of the house. The median Chattanooga home was built in 1976, and more than half predate 1980 (U.S. Census). Older crawls more often hold sagging insulation to pull out, debris to clear and framing to repair.
  • Height and access. A low crawl with one small door takes longer to work in than a tall one with room to kneel.
  • Labor. This Old House estimates labor at 50% to 70% of the total.

Three ways a project here tends to go

  1. Damp, never puddled. No puddles, just a smell and sweating ducts in summer. The work is a liner, sealed vents and a dehumidifier: the vapor barrier and dehumidifier rows above.
  2. Water after big storms. In a normal year Lovell Field gets 16.1 days when an inch or more falls (NOAA). A crawl that collects water on those days adds drainage or a sump pump before the liner, moving the total toward the middle of the encapsulation range.
  3. An older crawl with repairs waiting. Rotted sill sections, sagging joists or mold on the framing get handled first and priced as their own lines, so the full job lands toward the top.

Costs a short quote can leave out

  • Pulling out and hauling away old insulation and torn plastic.
  • A dedicated electrical circuit for the dehumidifier or sump pump.
  • Where the condensate and sump lines discharge outside, and how far they run.
  • An insulated, sealed access door; This Old House lists $60 to $150 for the door itself.
  • A permit, if the city requires one for your scope; This Old House says permits commonly run $100 to $250.
  • A radon test before and after sealing.
  • The dehumidifier's electricity, plus filter cleaning, once the job is done.

How to compare two quotes

Put the quotes side by side and check five things: the liner's mil rating and whether it climbs the walls and wraps each pier; the plan for vents and the access door; drainage, included or not; the dehumidifier's brand and pints-per-day rating; and removal of old insulation. Ask each specialist for a written, itemized price and their warranty terms, and ask what humidity reading you should see once the system has run for a few weeks. In Hamilton County, a job priced from $3,000 to $24,999 may fall under the Home Improvement license, and one at $25,000 or above needs a state contractor's license (Tennessee Board for Licensing Contractors), so ask which applies.

Cost questions

Are these Chattanooga prices?

No. Each figure is a nationwide range taken from This Old House, Fixr or HomeAdvisor, all updated in 2025 or 2026. Local labor, access and the condition of your crawl decide the real figure, which only comes after someone has been under the house.

Why do encapsulation quotes vary so much?

Because the word covers different scopes. One quote may be a ground liner and sealed vents; another adds wall coverage, drainage, a sump and a dehumidifier. Compare what each includes before comparing totals.

Is the first visit free?

It depends on the company. Many local specialists don't charge for the first visit; ask when they call, before they come out.
